What is Not Covered Under Our Warranties
To maintain transparency and set clear expectations, our warranties are designed to protect against defects in craftsmanship, mechanical operation, and structural engineering under normal conditions. As a reliable outdoor living builder in the Houston area, we do not cover damages resulting from factors outside of our structural control:
- Acts of Nature & Extreme Weather: Structural damage caused by extraordinary weather events common to the Houston area—including hurricanes, tropical storms, tornadoes, floods, or wind speeds exceeding local building code requirements—is not covered (these are typically handled through your homeowner’s insurance policy).
- Accidents, Misuse, or Abuse: Any damage resulting from vehicular impact, excessive physical force, hanging heavy objects not cleared by our engineering team, or general negligence.

- Natural Wood Characteristics: Natural lumber expands, contracts, and may develop minor surface checking (small splits) or slight twisting as it seasons in the local climate. These are natural characteristics of premium wood and do not affect the structural integrity of your build.
- Minor Concrete & Overlay Cracking: Concrete is inherently prone to minor shrinkage and hairline cracking as it cures and settles. Hairline or superficial cracking that does not compromise the structural stability of the slab, pool deck, or concrete overlay is considered cosmetic and is not covered.
- Irrigation and Sprinkler Damage: Ongoing exposure to direct, localized water blasting from misaligned sprinkler systems or irrigation lines, which accelerates wood rot and stains masonry.
- Severe Ground Shifting: While our 10-year warranty covers foundational lean caused by installation defects, it does not cover minor cosmetic settling or shifting caused by Houston’s notorious expansive clay soils during extreme drought or flooding cycles.
